Easier mortgage support and new rules for credit holidays in 2024.
The act introduces changes making it easier to access the Borrower Support Fund, increasing aid amounts and periods. Simultaneously, credit holidays will be available again in 2024, but with new conditions related to income or the number of children, as well as a loan amount limit.
Key points
Borrower Support: Lower income-to-installment ratio (40%) and higher household income thresholds will make it easier to access assistance.
Increased Financial Aid: The maximum monthly support amount rises to PLN 3,000, and the total amount to PLN 120,000, provided for a longer period (up to 40 months).
Longer Repayment Period: The repayment period for received support is extended to 200 installments, reducing the monthly burden.
Credit Holidays 2024: Opportunity to suspend mortgage loan payments for 4 months in 2024 (2 months in May-June and 1 month in each of Q3 and Q4).
New Credit Holiday Conditions: Available for loans up to PLN 1.2 million, if the installment exceeds 30% of income or the borrower has at least three children.
Rent Freeze: If entities building rental housing (e.g., TBS/SIM) use credit holidays, rents for tenants cannot exceed the level from the end of 2023.
