Easier Rural Home Sales: Allowing Assumption of USDA Guaranteed Loans.

This law simplifies the sale of homes purchased under the USDA Section 502 guaranteed loan program in rural areas. It allows a new, qualified buyer to take over (assume) the existing mortgage, potentially streamlining the purchase process. Crucially, the original homeowner is completely released from financial liability for that loan once the assumption is finalized.
Key points
Homeowners in rural areas with USDA guaranteed loans can now sell their property and allow a qualified new buyer to assume their existing loan.
The seller (original borrower) is fully released from all financial obligations related to the loan after the assumption by the new, qualified buyer.
Loan servicers may be authorized to charge fees to borrowers to cover transaction costs associated with the loan assumption process.
